  Which loan is right for me?

FHA is the most popular loan program for people purchasing or refinancing their personal residence. This is a Government sponsored mortgage program that has lower interest rates, lower MI (Mortgage insurance for loans over 80% LTV) and is easier to qualify for most people that have less than perfect credit. HOWEVER, many with scores over 720 are also able to get better rates than they would with conventional financing. Due to what has been happening in the market for the past year, I will only place Fixed Rate Mortgages.

For those that are interested in purchasing or refinancing investor (non-owner-occupied) houses, conventional loans are the only option.

  • Risk of foreclosure if you cannot make balloon payment, refinance, or exercise the conversion option
  • Balloon payment requires you to sell or refinance after the term, as opposed to a 7/1 or 5/1 program with a 30 year term
